Part 1 — How a water damage estimate is actually calculated

A water damage estimate is not one number. It is five or six independent line items that stack. Understanding them is the difference between being sold to and being informed.

1. Emergency mobilization

A flat dispatch charge covering the truck, the crew, and after-hours response. Typically $650 – $950 in the Ottawa and Kingston markets. It is charged once, not per day.

2. Extraction — priced per square foot by water category

This is where the biggest variable lives. Water is classified into three categories, and the category drives both the rate and what can be saved:

3. Standing water depth surcharge

Pumping deep water requires different equipment than surface extraction:

  • Surface damp, under 1 inch: no surcharge
  • 1–4 inches standing: $350 – $600
  • 4+ inches, heavy pumping: $750 – $1,250

4. Structural drying

Commercial LGR dehumidifiers and air movers, staged for the affected volume and monitored daily:

  • Under 300 sq ft: $500 – $850
  • 300–800 sq ft: $850 – $1,600
  • Over 800 sq ft: roughly $1.80/sq ft and up

5. Antimicrobial sanitization

Applied to affected surfaces on essentially every grey and black water loss: $0.55 – $0.85 per sq ft.

6. Demolition and material removal

When materials cannot be dried in place — saturated drywall, batt insulation, carpet underlay, particleboard — they are cut out and disposed of: $1.25 – $2.10 per sq ft.

7. Containment and air scrubbing

Poly barriers and negative air machines when contamination or dust migration is a risk: $450 – $750.

8. The time-elapsed multiplier

If the water has been sitting more than 48 hours, expect roughly a 1.2x factor applied to drying and sanitation, because saturation depth and microbial load are both higher. Our water damage estimator applies this automatically.

Worked example — a Kanata finished basement

600 sq ft, Category 2 sump failure, 2 inches standing, found within 24 hours, sanitization included, no demolition:

  • Mobilization: $650 – $950
  • Extraction (600 × $2.50–$3.75): $1,500 – $2,250
  • Depth surcharge: $350 – $600
  • Drying: $850 – $1,600
  • Sanitization (600 × $0.55–$0.85): $330 – $510

Estimated total: roughly $3,680 – $5,910. Add demolition and the same loss lands closer to $5,000 – $8,000. That is exactly how the calculator arrives at its range.

Part 2 — How a mould remediation estimate is calculated

Mould pricing works differently. It is driven less by water volume and more by access difficulty, containment level, and contamination severity.

1. Base project fee

A flat $600 covering setup, PPE, disposal and site protection.

2. Affected area rate

A base of roughly $12 per square foot of affected material, then adjusted by three multipliers.

6. Post-remediation air clearance testing

Worked example — an Ottawa basement

200 sq ft, basement (1.00x), moderate growth (1.00x), Level 2 containment (1.00x), air clearance included:

  • Base fee: $600
  • Area: 200 × $12 × 1.00 × 1.00 × 1.00 = $2,400
  • Air clearance: $350
  • Subtotal: $3,350, with a ±12% working range

What is NOT in a mitigation estimate

This is the single biggest source of sticker shock, so be clear on it up front. A mitigation estimate covers making the structure dry, clean and safe. It does not include:

  • Reconstruction — new drywall, paint, trim, flooring, cabinetry. Quoted separately after drying.
  • Contents restoration — cleaning or replacing furniture and belongings.
  • Plumbing or roofing repair — fixing the source is a separate trade.
  • Asbestos or hazardous material abatement — pre-1990 buildings frequently require Type 1 or Type 2 asbestos abatement before demolition can proceed, and this is regulated separately under O. Reg. 278/05.
  • Structural engineering — required on some heritage and load-bearing situations.

Always ask a contractor which of these are in or out of the number they hand you.

Regional cost factors across Eastern Ontario

  • Ottawa and the NCR — the highest volume of finished basements in the region, which raises average loss size. Storm-event surges in Barrhaven, Kanata, Orleans and Riverside South can extend equipment lead times, though pricing does not surge.

  • Rural Lanark, Leeds & Grenville, Frontenac — travel distance and well/septic systems add scope; power-loss sump failures are more common.

How insurance changes the number you actually pay

Your estimate is the cost of the work. What you pay out of pocket is a different calculation:

  • Your deductible comes off first — commonly $1,000 to $2,500 in Ontario.
  • Sewer backup and overland water are separate endorsements. Without them, a storm or sewer flood may not be covered at all.
  • Gradual damage is usually excluded. A pipe that has been weeping for months is treated differently than one that burst last night — another reason speed matters.
  • Mould coverage is often capped, frequently around $10,000 to $25,000, and is often only covered when it results from a covered water event.

  2. Are equipment days included, or billed daily after a set number?
  3. Is post-remediation air clearance testing included? (For mould, it should be.)
  4. Is disposal and dump-fee included?
  5. What triggers a change order, and will I approve it in writing first?

A contractor who cannot answer these clearly is not giving you an estimate — they are giving you a starting bid.

  • A single lump-sum number with no line items
  • No moisture readings or thermal imaging documented before pricing
  • Pressure to sign before you have seen a written scope
  • A mould quote with no containment line and no clearance test

Why does the water category change the price so much?
Category 1 clean water extracts at roughly $1.75 to $2.50 per sq ft, Category 2 grey water at $2.50 to $3.75, and Category 3 black water at $4.50 to $6.50. Category also decides what can be saved: contaminated water means porous materials such as carpet, underlay and batt insulation must be removed rather than dried.
Does waiting increase the cost of restoration?
Yes, significantly. Category 1 water degrades to Category 2 in roughly 48 hours and continues degrading after that, which raises the extraction rate and forces removal of materials that could have been dried. Losses discovered after 48 hours also carry roughly a 1.2x factor on drying and sanitation because saturation and microbial load are higher.
How is mould remediation pricing calculated?
A base project fee of about $600 plus roughly $12 per square foot of affected material, then adjusted by location (0.90x living area to 1.30x crawl space), severity (0.85x light to 1.35x severe) and containment level (0.80x basic to 1.40x decontamination airlock). Post-remediation air clearance testing adds about $350.
Is post-remediation air clearance testing worth the extra cost?
Yes. For about $350 you get third-party verification that spore counts have returned to normal. It is the document that proves the work was completed properly, and buyers, lenders, insurers and property managers routinely ask for it.
Does the estimate include rebuilding my basement?
No. A mitigation estimate covers making the structure dry, clean and safe. Reconstruction such as drywall, paint, trim, flooring and cabinetry is quoted separately after drying is complete, as are contents restoration, plumbing or roofing repair, and any required asbestos abatement.
