LGR dehumidifier. The workhorse. A low-grain-refrigerant unit pulls moisture out of the air far below what a hardware-store dehumidifier reaches, which is what forces water back out of wood, concrete and wall cavities. One unit typically covers roughly 1,500 sq ft of wet area.

Air movers. They do not dry anything on their own — they break the saturated boundary layer sitting on wet surfaces so the dehumidifier can capture that moisture. Plan on roughly one air mover per 10–16 linear feet of wet wall.

HEPA air scrubber / negative-air machine. Captures airborne particulate and, in containment, holds the work area under negative pressure so dust and spores do not travel through the rest of the house. Standard on any renovation dust load or suspected microbial growth.

Desiccant dehumidifier. Keeps working when a space cannot be held warm — the right choice for an Ottawa garage, crawlspace or unheated basement in February, where refrigerant units stall.

Rent when the water is clean (Category 1), the area is small and contained, the loss was caught within hours, and nothing porous is saturated behind a finished surface.

Call for a crew instead when there is sewage or overland flood water, when water sat longer than 48 hours, when insulation or wall materials below the water line are saturated, when you can smell mould, or when the loss involves more than one level. Those need extraction, containment and controlled removal — not just airflow.

Use this as a starting point, then send photos and dimensions so we can confirm before the truck loads. Sizing follows the wet area, not the room size.

Cold-weather note: below roughly 10 °C a refrigerant or LGR unit loses most of its capacity. In an unheated Ottawa or Kingston space between December and March, order the desiccant.

Professional drying is measured, not guessed. The dry standard is set against an unaffected material of the same type in the same building — so we record baseline readings before anything is plugged in, and you compare against those every day.

• Framing lumber: at or below roughly 16 percent moisture content.
• Concrete slab: stable across two consecutive daily readings, not simply falling.
• Room air: relative humidity held under 50 percent with the dehumidifier running.
• Grain depression: the dehumidifier's outlet air measurably drier than the room air — if it is not, the unit is undersized or the space is not contained.

Every rental leaves with a written target sheet for your specific space.
