What is a Master Service Agreement (MSA) and why would a property manager want one?
An MSA is a pre-signed agreement covering rates, scope authority thresholds, insurance and WSIB documentation, site access procedures, and escalation contacts. It removes the procurement delay at 2 a.m. — the after-hours call goes straight to mobilization instead of quoting, which shortens dry-out time and reduces secondary damage.
Can you work in an occupied building without shutting it down?
In most cases yes. We hoard and seal the work area, run negative-pressure HEPA filtration so air moves into the containment rather than out of it, protect egress and common paths, and schedule noisy or disruptive work outside business hours. The goal is to keep tenants in place and revenue flowing.
Do you handle multi-unit residential buildings and condo corporations?
