Type 2 covers larger removals, friable material, or breaking non-friable material and requires polyethylene containment, amended water, fit-tested half-face APR respirators with P100 asbestos cartridges, and controlled access. Type 3 (large-scale friable removal, spray-applied fireproofing, whole-building abatement) requires full negative-pressure enclosures and a Type 3 licensed contractor — we refer those projects out.

Asbestos waste is wetted, double-bagged in labelled 6-mil polyethylene, sealed, and transported to a provincially licensed asbestos receiving site with a manifest on file. You receive copies of the lab report, scope of work, worker sign-in log, and disposal paperwork for your claim, permit, or property transaction record.

In many cases yes — when a covered loss (a burst pipe, sewer backup, fire, etc.) forces the disturbance of asbestos-containing materials, the abatement is often eligible as part of the restoration scope subject to policy terms. Ontario does not issue a single 'asbestos contractor licence' the way some U.S. states do. Instead, Ontario Regulation 278/05 requires that every worker performing Type 1, Type 2, or Type 3 asbestos work be trained to the type of work being performed, that the employer maintain a written asbestos program, and that Type 3 projects be filed as a Notice of Project with the Ministry of Labour, Immigration, Training and Skills Development. Our crews are trained to Type 1 and Type 2 requirements and we maintain the written program, respiratory protection program, and worker training records required by the regulation.

Bulk sampling turnaround from our accredited third-party partner labs is typically 2–5 business days for standard analysis (PLM) and as fast as 24–48 hours for rush service when a claim or closing date requires it. TEM analysis for vermiculite or friable material takes longer. We coordinate the sampling, results interpretation, and scheduling of the abatement inside one file.

Most Type 1 removals — a small area of vinyl floor tile, a small drywall patch, one gasket — are completed in a single half-day visit. Type 2 projects such as a full-basement popcorn ceiling removal, a room of resilient tile and mastic, or asbestos-cement pipe removal typically take 1–3 working days for the abatement itself, plus setup and teardown of containment. Larger residential Type 2 scopes can run 4–7 days.

For Type 2 abatement we install 6-mil polyethylene sheeting on floors and walls to form a controlled work area, seal HVAC supply and return openings, post asbestos warning signage, restrict access to trained workers wearing fit-tested half-face APR respirators with P100 asbestos cartridges, and use amended water with HEPA vacuums for cleanup. Full negative-pressure enclosures and decontamination units are Type 3 requirements — we do not perform Type 3 in-house and refer that scope to a licensed Type 3 partner.

Clearance air sampling is arranged when required by the property owner, the building owner, a condominium corporation, or a project specification. For most residential Type 1 and Type 2 scopes, Ontario Regulation 278/05 requires visual inspection to confirm no visible debris; independent clearance air sampling by a qualified Indoor Environmental Professional is an add-on and we coordinate it on request.

Small Type 1 removals typically run $650–$1,800 including HEPA cleanup and disposal. Type 2 projects such as a room of resilient tile and mastic or a popcorn ceiling removal typically run $3,500–$9,500 depending on size, access, and disposal volume. Whole-basement Type 2 scopes with multiple materials can run $10,000–$25,000+. Lab sampling is quoted separately and typically runs $45–$95 per sample.
