Mould remediation in Ottawa is not spray-and-wipe. Done properly it follows the IICRC S520 mould standard: find and eliminate the moisture source, contain the work area under negative air, remove the source in full PPE, HEPA-filter the air, treat remaining structure with EPA-registered antimicrobials, and verify the result before reopening the space. Our mould crews hold PMII Certified Mould Remediator credentials and we are NAMRI members.
Almost every Ottawa mould call traces back to one of four causes: a water loss that was dried cosmetically instead of verified, a long-standing roof or window leak, an attic ventilation deficiency, or a bathroom exhaust fan discharging into an unconditioned attic. Ottawa's freeze-thaw cycling and humid summers then do the rest, particularly in finished basements below grade in Kanata, Barrhaven, Nepean and Orleans, and in century homes through the Glebe, Sandy Hill and Centretown.
Every project closes with documentation an indoor-environmental professional and your insurance adjuster will both accept.
Our industry-standard protocol
- 1
Inspection & moisture mapping
Calibrated moisture meters, thermo-hygrometers and thermal imaging locate the moisture feeding the growth. Remediation never holds if the source stays wet.
- 2
Containment & negative air
6-mil poly containment with zippered entry and a decontamination chamber, plus HEPA-filtered negative-air machines preventing cross-contamination into occupied Ottawa living space.
- 3
Source removal under HEPA
Colonised wall materials, insulation, subfloor and non-salvageable porous materials removed in full PPE. Salvageable framing is HEPA-vacuumed and damp-wiped, not cosmetically painted over.
- 4
Antimicrobial treatment & drying
EPA-registered, Health Canada-compliant antimicrobials matched to the substrate, followed by controlled drying so the assembly does not re-colonise.
- 5
Post-remediation verification
Visual clearance and, where scope warrants, third-party air sampling before containment comes down. Our scope closes here — we do not rebuild.

- ✓ We do not rebuild — mitigation and remediation only
Where Ottawa mould hides — by neighbourhood
- The Glebe, Centretown & Sandy Hill — stone and rubble foundations wicking moisture at grade, rim-joist growth behind finished walls.
- Westboro & Hintonburg — attic mould in early-20th-century roofs with inadequate soffit venting.
- Alta Vista & Riverside Park — mid-century bungalows with bathroom-vent mould and post-sump-failure basement growth.
- Kanata, Stittsville & Barrhaven — finished basements colonised after spring melt intrusion that was never verified dry.
- Orleans & Gloucester — chronic shower-exhaust deficiency and cold-cellar humidity.
- Manotick, Greely & rural edges — crawlspaces without vapour barriers holding humidity year-round.
Ottawa mould removal cost
Cost tracks affected area, containment complexity and how much porous material has to come out:
- Small contained area (single bathroom, under 30 sq ft visible growth): $1,500–$3,500
- Mid-size basement remediation (200–600 sq ft, partial removal): $4,500–$12,000
- Whole-attic remediation after roof leak or venting failure: $6,000–$15,000
- Whole-home Category 3 remediation: $15,000–$40,000+
These are mitigation figures only — we do not rebuild. Every Ottawa project starts with a written scope so you see line-item pricing before work begins, and our mould estimator gives you a preliminary range in under a minute.
What not to do with Ottawa mould
Do not bleach it — bleach mostly bleaches colour out of the surface and adds water to a porous material. Do not run household fans or the furnace through an affected area; you aerosolize spores through the whole house. Do not paint or seal over growth. And do not disturb suspected growth without containment: the highest spore exposures happen during uncontrolled demolition, not while mould sits undisturbed.

Frequently asked questions
How much does mould removal cost in Ottawa?
From roughly $1,500 for a small contained bathroom area to $40,000+ for whole-home Category 3 remediation. Every Ottawa project starts with a written, line-item scope before work begins, and the online mould estimator gives you a preliminary range immediately.
Is mould covered by Ottawa home insurance?
Mould caused by a sudden and accidental water loss such as a burst pipe or appliance failure is generally covered. Mould from long-term seepage, deferred maintenance or chronic humidity usually is not. We document the moisture source on every project so the coverage question is answered with evidence.
Do you test for mould before remediation?
Every Ottawa project starts with a moisture-mapped visual inspection. Third-party air sampling is recommended when the scope, occupant health concerns or clearance requirements call for it, and we coordinate independent indoor-environmental professionals for that testing.
Can we stay in the house during mould remediation?
For small contained projects, usually yes — containment isolates the work zone from occupied rooms. For whole-floor or HVAC-involved remediation, temporary relocation is often recommended. We make that call at the initial assessment.
Do you rebuild after mould removal in Ottawa?
No. We remediate, treat, dry and verify, then hand you the clearance documentation. Reconstruction is handled by your own contractor.
