Why the Smell Comes Back: Hydroxyl vs Ozone vs Thermal Fogging in Professional Odour Removal
Odour rebound happens when the reservoir is masked instead of removed. The real science of hydroxyl generators, ozone, thermal fogging and encapsulation, and when each one is the right call.
Odour is the last thing a restoration project resolves and the first thing a client notices when it fails. A house can be structurally dry, cleaned and repainted, and still smell like smoke on the first humid day of July — because the smell was masked, not removed.
Here is the actual science of professional odour removal: where odour molecules live, what hydroxyl generators, ozone and thermal fogging really do, when each is appropriate, and why sequence matters more than equipment.
Why the smell comes back
Odour is airborne molecules. But the reservoir is almost never the air — it is the porous materials that absorbed those molecules and slowly release them again:
- Carpet underpad, subfloor and the gap between them
- Drywall paper, insulation and wall cavities
- Framing, plywood sheathing and attic decking
- HVAC ductwork, coils and filters
- Soft contents: upholstery, mattresses, drapery, clothing
Any treatment that only processes room air gives you a few clean-smelling days. As soon as temperature and humidity rise, the reservoir releases again — a phenomenon technicians call odour rebound. This is why the correct order is always:
Source removal → cleaning → sealing where needed → air-phase treatment.
Air-phase treatment is the last 10% of the job, not the job.
The four odour families we treat

Correct identification determines everything downstream. Treating a mould-MVOC problem with an air scrubber is a very expensive way to postpone a remediation.
Hydroxyl generators
What they are: UV light reacting with ambient humidity and oxygen to produce hydroxyl radicals (·OH) — the same oxidizer the atmosphere uses to break down pollutants.
Strengths
- Safe to run in occupied spaces; people, pets and plants can stay
- Won't damage rubber, leather, vinyl, artwork or electronics the way high-concentration ozone can
- Effective on light-to-moderate smoke, protein and mould odour
- Can run for days alongside drying equipment — no evacuation, no downtime
Limits
- Slower than ozone; a heavy fire odour can need 3–7 days
- Weaker penetration into dense reservoirs
- Requires ambient humidity to generate radicals
When we use it: occupied homes, contents-in-place work, ongoing drying projects, sensitive occupants, most residential smoke and mould odour.
Ozone (O₃)
What it is: high-concentration trivalent oxygen, a powerful oxidizer that attacks odour molecules aggressively.
Strengths
- The strongest oxidizer commonly used in restoration
- Excellent on severe smoke, cigarette and heavy protein odour
- Fast — often a matter of hours
Limits and cautions
- Nobody may occupy the space. Ozone is a lung irritant and Health Canada does not endorse ozone generators as air cleaners for occupied homes.
- Degrades rubber gaskets, elastics, natural fibres, latex paint sheen, artwork and some electronics with repeated or prolonged exposure
- Requires a documented off-gassing period with full ventilation before re-entry
- Poor penetration into sealed cavities and dense materials
- Used as a shortcut instead of source removal, it produces a strong "shocked" smell and near-guaranteed rebound
When we use it: vacated structures with severe combustion or protein odour, in a controlled, documented cycle — after source removal, never instead of it.
Thermal fogging
What it is: an odour-counteractant solution flash-heated into a dense, dry fog with a particle size approximating smoke particles, so it follows the same migration paths smoke took into cavities, crevices and porous surfaces.
Strengths
- Penetrates where surface cleaning cannot reach
- Pairs uniquely well with fire loss, because the fog mimics smoke's travel path
- Fast application across large areas
Limits
- Structure must be unoccupied during application and off-gassing
- Requires soot removal first — fogging over soot is masking
- Not a substitute for cleaning or demolition of saturated materials
When we use it: fire and smoke damage restoration and wildfire smoke remediation, after soot removal, on structural surfaces and cavities.
Encapsulation and sealing
When an odour reservoir cannot be removed — original subfloor, charred framing that remains structurally sound, historic materials — the answer is a pigmented shellac or purpose-made odour-blocking sealer that locks residual molecules into the substrate. Two thoughts govern it:
- Seal only after cleaning. Sealing over soot or urine salts traps an active source that will eventually break through.
- Coverage must be complete — including edges, the underside of subfloor where accessible, and stud faces. A 90%-sealed room still smells.

Pet urine: the special case
Uric acid crystallizes and is not water-soluble, so standard carpet cleaning simply rewets and reactivates it. The protocol is UV inspection to map the true extent, saturation with an enzymatic product with adequate dwell time, extraction, subfloor sealing, and — when the underpad and subfloor are saturated through — removal. HVAC: the reservoir everyone forgets
If the system ran during or after the event, ductwork, coils, the blower and the filter are all now sources. Cleaning the house and leaving the system untouched reintroduces odour the first time the furnace cycles. Duct cleaning, coil cleaning and filter replacement belong in the scope.
What good odour work looks like in a scope
- Written identification of the odour source and category
- Documented source removal and cleaning before any air-phase treatment
- Equipment selection justified in writing (why hydroxyl rather than ozone, or both, and in what order)
- Occupancy plan and re-entry timing for ozone or fogging
- HVAC treatment included
- A post-treatment verification visit after a warm, humid day, because that is when rebound reveals itself
Anyone quoting "we'll ozone it" as the whole plan is quoting a masking job.

- Do you have to clean the ductwork too?
- Yes, if the HVAC system ran during or after the event. Ductwork, coils, blower and filter become odour reservoirs, and skipping them reintroduces the smell the first time the furnace cycles.
- How do you verify odour is actually gone?
