Crawl spaces are the most neglected 400 square feet in Eastern Ontario housing. Nobody goes down there, so nobody sees the problem — until a musty smell comes up through the floor registers, the hardwood above starts cupping, or a home inspection kills a sale two weeks before closing.

Why crawl spaces get wet here specifically

Eastern Ontario gives crawl spaces every disadvantage at once:

  • Humid summers. Warm, moisture-laden outdoor air enters a crawl space where the soil and foundation walls sit near 10–14 °C. The air hits its dew point and condenses on joists, ductwork and the underside of the subfloor. Ventilating a crawl space in July makes it wetter, not drier — the opposite of what most homeowners assume.
  • Freeze-thaw and spring melt. Saturated soil around shallow foundations pushes bulk water through block joints and rubble stone walls in April.
  • Clay soils in parts of Ottawa, Carleton Place and along the Rideau hold water against the foundation instead of draining.
  • Exposed earth floors in century homes and cottages evaporate litres of water per day into the cavity.
  • Stack effect. Up to a third of the air you breathe on the main floor can originate in the crawl space. Whatever grows down there, you inhale.

The warning signs

  • Persistent musty or earthy smell on the main floor, strongest near registers or closets on exterior walls
  • Cupping, buckling or springy hardwood above the crawl space
  • Condensation or rust on ductwork, plumbing and hangers
  • White efflorescence or dark staining on joists and subfloor
  • Insulation batts sagging or fallen — a classic sign the paper facing absorbed moisture
  • Increased allergy or asthma symptoms that improve when occupants leave the house
  • Visible standing water, or soil that stays dark and damp year-round

Surface mould vs. a structural problem

Not all growth means demolition. The assessment questions that matter:

Probe a suspect joist with an awl. If it sinks in easily, you are not looking at a cosmetic issue.

The remediation and encapsulation protocol

  1. Assessment. Moisture mapping, relative humidity and dew point readings, thermal imaging of the subfloor, structural probe of suspect members, and identification of the water source.
  2. Containment. Crawl spaces connect directly to living space via the stack effect. Negative-air HEPA containment prevents spores from being pushed upstairs during work.
  3. Source correction first. Exterior grading, downspout extensions, weeping tile or interior drainage and a sump where bulk water is present. Encapsulating over an active leak is money burned.
  4. Removal. Wet or contaminated insulation, vapour barrier, debris and non-salvageable materials removed and bagged at source.
  5. Structural cleaning. HEPA vacuuming and controlled cleaning of joists and subfloor; where growth has penetrated, abrasive methods (soda or dry-ice blasting) rather than surface wiping. Bleach on framing is not remediation — it bleaches the stain and leaves the biomass.
  6. Structural repair. Sistering or replacing decayed members where capacity is compromised.
  7. Antimicrobial and encapsulant. Applied to cleaned surfaces only, followed by a breathable sealer where warranted.
  8. Encapsulation. Reinforced 12–20 mil liner across the soil and up the walls, mechanically fastened and sealed at seams and penetrations; rim joist air sealing and insulation; vents closed and sealed where the assembly is designed as a conditioned crawl space.
  9. Humidity control. A dedicated, correctly sized dehumidifier with a condensate drain, or supply air from the conditioned system, targeting 45–55% RH year-round.
  10. Verification. Post-remediation moisture readings, photo documentation, and clearance sampling when occupants are sensitive or a real estate transaction is involved.

Vented vs. encapsulated: the modern answer

Older Ontario building practice vented crawl spaces to "let them breathe." Current building science is clear that in a humid continental climate, an unvented, insulated, sealed and dehumidified crawl space performs far better: lower RH, warmer floors above, lower energy use, and no summer condensation cycle. Encapsulation only works, though, when bulk water is controlled first and humidity control is mechanical, not hopeful.
